The level of assistance you receive may be affected by the amount of deposit you have. The loan has a charge of 1.75% per annum. There is no additional loan repayment requirement for as long as you live in the property. If you sell the property, you pay back the same percentage of the selling price that was funded when you purchased the property or any outstanding percentage. With the agreement of the Housing Association who owns the freehold, you would purchase the share owned by the present occupier for the open market value at that time. Details of any re-sales are published on our web-site and can be seen by clicking on Re-sales of Shared Ownership Homes in the Related pages area of this page. Discounted Market HousingThis enables you to purchase a property at a fixed percentage of the open market value which is generally between 60 and 70% depending on the development. You own the Freehold of the property but you can only ever receive the original percentage of the market value when you decide to sell. This ensures that the property is always worth less than normal market value and therefore remains affordable. There is no rent to pay and a housing association is not usually involved.
