Regardless of which type of building regulation application you choose there are a number of statutory inspections that are required. These depend on the type of works being carried out.
To arrange an inspection:
Call 01993 861420
Please have the following information to hand:
1. Reference number
2. Site address
3. Builder's name, address & telephone number (first inspection only)
4. The work requiring inspection
5. When the work will be ready for inspection
If you call before 9.30am we will try to offer a same day site inspection but this is dependant on our workload. We appreciate that construction timescales may change last minute. However, it is useful if sufficient notice can be given to us to arrange site visits:
|
2 days prior to inspection | |
| Foundation excavations - | 1 day prior to inspection | |
| Concrete in foundations - | 1 day prior to inspection | |
| Oversite preparation - | 1 day prior to inspection | |
| Damp-proof course - | 1 day prior to inspection | |
| Drainage before covering - | 1 day prior to inspection | |
| Drainage after haunching or covering - | within 5 days | |
| Occupation of the building or part of the building - | 5 days prior to occupation | |
| Completion of work - | within 5 days |
It may be necessary for the inspecting officer to carry out additional visits to ensure compliance with the Building Regulations, for example any structural steels and/or wood and thermal insulation.
For clarification on what needs to be inspected or to arrange an inspection contact our building control team or call 01993 861430.
Completion certificate
When the work is complete (excluding decorating and furnishings) you must arrange for a completion inspection to be carried out.
If the relevant inspections have been carried out and works comply with the Building Regulations you will be issued with a Completion Certificate.
It is recommended that this completion certificate be obtained before the final payment is made to the contractor.
Solicitors may require a copy of this certificate when you come to sell your property. The lack of a completion certificate can affect your ability to use or sell a property. It may also affect your insurance and may put you at risk of legal action.
