Major Planning Applications

What is a Major planning application?

We define a 'Major' planning application as:

  • The creation of 10 or more residential units.
  • Residential development of on a site of 0.5 hectares or more
  • Non-Residential development on a site of at least 1 hectare
  • Creation of change of use of 1000 square metres or more of gross floor space (not including housing)

I have a proposal which will be a 'Major' planning application, what should I do?

Please contact us with draft proposals before you submit your Major application so we can provide advice and constructive comments at an early stage. This can speed up the process and enable us to determine your application quicker.

Pre-Application Advice

We offer a comprehensive Pre-Application Advice Service which is designed to highlight any issues which may arise in relation to your proposed development and enable us to discuss those with you at an early stage. This should enable you to submit an application to us which addresses all known issues.
