A single application form is now available. It is suitable for Full Plans, Building Notice and Regularisation applications and is available to download from the right-hand side of this page.
This type of application can be used for all types of building works and requires detailed drawings to be submitted to us along with the relevant fee for the work being undertaken.
The plans are checked and, when satisfactory, an approval notice will be issued. It is advisable not to start any works until you have received the approval notice.
This process can take up to 5-8 weeks dependant on the project but in most cases it will be completed before this.
(An approval notice assures that, providing work is carried out in accordance with the approved plans, the Regulations will be satisfied).
This type of application is a simpler procedure, but cannot be used for commercial developments.
It is useful when carrying out smaller work items eg window replacement, internal alterations etc. and where the person carrying out the works is up to date with the relevant Building Regulations. Work can begin after 48 hours of application. It enables the work to proceed quickly without waiting for detailed plans to be checked. But no approval notice will be issued and works carried out will be at the risk of the applicant.
If you have carried out work without a Building Regulations application you can apply for a Regularisation Certificate.
Regularisation applications (applied to work carried out after 11 November 1985) can be a lengthy process, especially if extensive work is required to bring a building back up to standard. You will need to provide full details and plans showing the work that was carried out along with payment of the relevant charge.
Once this information has been provided you may be required to open up and uncover the work so that it can be inspected and checked by the building control surveyor. Provided that the work is satisfactory a Regularisation Certificate will be issued.
