Register your rental property
As part of the second phase of the Renters’ Rights Act 2025 implementation the government are rolling out the ‘Register your rental property’ service.
This was introduced by Part 2, Chapter 3 of the Act, which you can find here: Renters’ Rights Act 2025, Part 2, Chapter 3, where it is referred to as ‘The Private Rented Sector Database’.
If you’re a landlord of an assured or regulated tenancy, then you must register yourself and each of your properties through the service.
Important dates
The ‘Register your rental property’ service is due to commence on 15 December 2026, with a phased regional rollout. Each region has a commencement date and a deadline to register 3-months later.
West Oxfordshire District Council is in the South East region which has the following dates:
Commencement date: 15 March 2027
Deadline to register: 14 June 2027
Fees commence from: 15 November 2027
Although there are different commencement dates for each region the register will be open for all from the initial commencement date of 15 December 2026, so you can register early if you wish.
Fees
The fee is £65 per property, per year – central government has set this fee and will collect it.
There will be no financial disadvantage to early registration as all fees are to be calculated pro-rata to apply from 15 November 2027. For example, if you register on the first day of registration:
Registration date: 15 December 2026
Annual renewal date: 15 December – first full £65 renewal 15 December 2027
Initial fee period: 15 November 2027 to 15 December 2027 (30-days)
Initial registration fee: £5.34
Fee calculation: £65 divided by 365 days, multiplied by 30 days = £5.34
Annual renewal
Registration will need to be renewed annually and will apply from your annual renewal date.
Your annual renewal date will be set by the date of your first registration and will be the same date each year, so it is worth considering this before you complete your registration.
If you have more than one property
They will all be linked to your first registration date, so all of your registered properties will have the same annual renewal date.
